What we buy

If it’s vacant land in Florida, it’s worth a conversation — including the parcels other buyers pass on.

A paved road running past wooded vacant lots with pine trees and palmettos in Florida
  • Infill lots

Single buildable lots in Panama City, Springfield, Callaway, and Parker in Bay County, where builders are actively looking for scattered lots.

  • Rural acreage

Wooded parcels, old family land, and recreational tracts anywhere in Florida and across the Southeast — any size, road frontage or not.

  • Land with a story

Inherited property, back taxes, liens, code issues, storm debris, or an owner three states away. We sort out the paperwork with the title company.

  • Land you’re just done with

Bought it years ago, never built, tired of the tax bill every November. The most common — and simplest — kind of sale we see.

How it works

Three steps, no listing agreement, no strangers walking your property on weekends. Read the full FAQ →

1

Tell us about the parcel

Use the Sell Your Land form or contact us with the address or parcel ID. No surveys or deeds needed to start.

2

Get a written cash offer

We pull county records, check zoning, utilities, and comparable sales, then send a real number in writing. No pressure either way.

3

Close and get paid

A local, licensed title company handles closing and the money — wired or cashier’s check — on the date you chose.

We buy as principals, and we say so up front. Cypress Land Group is the buyer named on the contract — not a broker, not licensed agents earning a commission. If a contract is ever assigned to one of our builder partners, that is disclosed in writing before you sign anything. Full details on our Privacy & Disclosures page.

Not sure if your lot fits?

Ask us. One short message is enough for us to look at the parcel and tell you honestly.

About Us

A small, local land buyer — on purpose.

Cypress Land Group is based in Panama City, Florida. We buy vacant land directly from owners, close through local title companies, and keep the paperwork plain enough to read at a kitchen table.

Cypress trunks rising from green water in a Florida wetland

Rooted in the Panhandle. Named for where we come from.

We’re starting where we know every road: Bay County’s scattered infill lots and the rural parcels around them. The name is deliberate — the cypress doesn’t care which county line it’s on, and neither do we. We buy across Florida and the Southeast.

Bay County is a specific kind of market: Tyndall Air Force Base growth, neighborhoods still filling in after Hurricane Michael, and hundreds of buildable lots owned by people who inherited them, moved away, or simply never built. Those lots don’t show up on listing sites. Finding them, clearing up their paperwork, and putting them in front of local builders is the whole business.

We’re a small operation and we run like one: you deal with the company that’s actually buying your land, and every closing runs through a licensed local title company — never a wire to a stranger.

How we work — our principles

These are the rules we hold ourselves to on every parcel, whether it’s a $15,000 infill lot or forty acres.

We are the buyer

We buy for our own account as principals. We are not brokers or agents, we don’t list your land, and we don’t earn a commission on your sale.

If we assign a contract to a builder partner, the assignment and any fee are disclosed to you in writing.

Title company, every time

Deeds, funds, and lien checks run through a licensed local title company. That protects both sides and means the money is handled by a neutral, regulated third party — not by us.

No pressure, in writing

Offers are written, with time to think. Take it, counter it, or pass — we won’t chase you with expiring-offer tactics. If we’re not the right buyer, we’ll say so.

As-is really means as-is

Overgrowth, debris, back taxes, title tangles from an inheritance — we price the parcel as it sits and handle cleanup and paperwork on our side of the closing.

Local knowledge

We work from county records, zoning, utilities, flood maps, and real comparable sales in the same neighborhoods — not a national formula applied from three states away.

Who we work with

Landowners & families

Inherited lots, estates with heirs in different states, owners tired of tax bills on land they’ll never build on, and anyone who wants a clean, private sale without listing.

Tell us what you’ve got. We review every submission ourselves and reply with next steps — usually a few questions, then a written offer. No listing, no showings, no obligation.

1

Submit the parcel

Address or parcel ID (APN) from your tax bill is enough to start.

2

County records, zoning, utilities, access, flood, and comparable sales.

3

Close on your date

Licensed local title company handles everything. You sign, you get paid.

Submitting opens your email app addressed to offers@cypresslandgroup.com with everything filled in — just press send. Prefer email only? Write to that address directly, or use our Contact page.

Situations we handle regularly: inherited land and estates, back taxes or liens, landlocked or odd-shaped parcels, storm debris and overgrowth, out-of-state owners, and lots you’ve held for years with no plans to build. See the FAQ for how each is handled.

For Builders

First look at lots that fit your buy box.

Tyndall AFB growth and post-Hurricane-Michael rebuilding keep Bay County infill demand steady. The lots builders want are scattered and unlisted. Finding them is our job.

FAQ

Questions sellers and builders actually ask.

Straight answers. If yours isn’t here, ask it on the Contact page — we reply to every message.

Are you a real estate agent or broker?

No. Cypress Land Group buys land for its own account as a principal buyer. We are not licensed brokers or agents, we do not list property, and we do not market or sell property on behalf of others for a fee.

How do you come up with my offer?

We pull the county record for your parcel, then check zoning, road access, utilities, flood zone, and recent comparable land sales nearby. Condition matters less than with a house — we buy as-is — but access, buildability, and back taxes all factor into the number. The offer is sent in writing so you can compare it.

Do I pay any fees or commissions?

No commissions and no listing fees. We cover standard closing costs through the title company. If there are back taxes or liens, those are typically settled out of the sale proceeds at closing — the title company shows you the full settlement statement before you sign.

How fast can you close?

As fast as the title search allows — often two to four weeks on a clean title — or slower if you need time. You pick the closing date; inherited property and title questions can take longer, and we’ll tell you that up front.

Who handles the closing and my money?

A licensed, local title company — a neutral third party. They hold funds, verify title, prepare the deed, and pay you by wire or cashier’s check at closing. You never wire money to us.

I inherited the land. Can you still buy it?

Usually, yes. Inherited parcels are a large share of what we look at. The title company will tell us exactly what paperwork is needed — sometimes probate, sometimes affidavits from heirs. Tell us the situation in the form notes and we’ll map the steps before any offer.

What if I owe back taxes or there’s a lien?

That’s common and rarely a deal-breaker. Amounts owed are verified with the county and settled at closing from the proceeds, so you don’t have to pay them out of pocket first to sell.

Will you assign my contract to someone else?

Sometimes a contract is assigned to one of our builder partners who will be the end buyer. When that happens, the assignment — and any fee we earn — is disclosed to you in writing. We never market your property to the public or list it for sale on your behalf.

Do I have to clean up or survey the land first?

No. No cleanup, mowing, debris removal, or new survey is required to get an offer. We evaluate the parcel as it sits.

I’m a builder. How does the buyer list work?

Submit your buy box once on the For Builders page. When we have a lot under contract that matches, you receive a packet with parcel data, zoning, utilities, photos, and pricing. There’s no fee to join and no obligation to buy.

What areas do you buy in?

Home ground is Bay County — Panama City, Springfield, Callaway, Parker, and Lynn Haven — plus the wider Florida Panhandle. We also look at parcels across Florida and the Southeast, especially rural acreage.

Owner’s setup kit — private checklist, not part of the public site

What you need to set up to look legit — in order

The public site is now seven pages: Home, About, Sell, Builders, FAQ, Contact, and Privacy & Disclosures. The rest of the kit below is what makes the name check out everywhere else a prospect looks.

The order matters: the name anchors the domain, the domain anchors the email, and the LLC waits until just before the first contract.

1

The name — Cypress Land Group

Picked. Geography-light, so it travels past the Panhandle.

Done

Cypress Land Group is Southern without a map pin in it. The Sunbiz entity search in step 7 confirms no Florida company is already using it.

2

Domain — cypresslandgroup.com

Registered at Bluehost Nov 7, 2026 ($11.39, renews $23.99/yr, privacy add-on off).

Done

Hosted as a site slot on the Choice Plus plan. Keep auto-renew on.

3

The website — now multi-page

Home, About Us, Sell, Builders, FAQ, Contact Us, Privacy & Disclosures.

Built

Multiple real pages are the legitimacy upgrade: a prospect can verify who you are (About), reach a human (Contact), understand the process (FAQ), and read the principal-buyer disclosure (Privacy & Disclosures) without hunting. All forms still route by email — no database to maintain.

4

Domain email — offers@ and builders@

Not Gmail. The single cheapest credibility upgrade on this list.

After domain

Set up two mailboxes to start: offers@cypresslandgroup.com for landowners, builders@cypresslandgroup.com for builders. Google Workspace is the straightforward route (~$7/mo per mailbox).

With dialer

Claim an 850 area code line through your dialer and dedicate it to Cypress Land Group — local caller ID for Bay County owners, and a business number for the site instead of your personal cell.

6

Google Business Profile

Free. Panama City service-area listing linked to the site and 850 number.

After domain

Set up as a service-area business (no storefront), categorized as a real estate investor / land buyer. Do it the same week the site goes live so search results and the site arrive together.

7

Florida LLC — before the first contract

Contracts and assignments sit under Cypress Land Group LLC, not your name.

Deadline: contract #1

File Articles of Organization on Sunbiz: dos.fl.gov — Florida LLC forms & e-filing. State fee $125 total, then a free EIN, a business bank account, and the annual report each year Jan 1–May 1 ($138.75). Note: a prior ADAM BILLIOT LLC was administratively dissolved and past its reinstatement window — this is a new LLC filing, not a revival.

The ten-second test, updated: a builder Googling you now lands on a real About page, a Contact page with working mailboxes and hours, an FAQ that answers the broker question head-on, and a disclosures page — the same name, same story, on every page. That consistency is the legitimacy.
